PRELIMINARY IPES SCORE ONLY
The IPES system has been in place to evaluate and determine allowable coverage for vacant properties since 1987. If you are inquiring about a vacant property, please enter your APN or property address below to find out your IPES score and percent allowable coverage. Please note that this website provides a preliminary score only; in order to get complete IPES information (including SEZ boundaries, base allowable coverage for parcels greater than 1/3 acre, access, building envelope, and development rights) or an official IPES score summary, please send an email request to firstname.lastname@example.org.
Coverage Information- developed lots
Properties developed before 1987 do not have an IPES score, and are instead given a Bailey score through the site assessment/land capability verification process. If you would like to find out the Bailey Score and allowable coverage for a property, you can search TRPA’s database of permit records to see if a site assessment has been completed: https://aaweb.trpa.org/. Please note that both El Dorado and Placer Counties process site assessments, so please check with them directly for more information.
